KaydeeSayfa offers a comprehensive Access and Maintenance Strategy design service for both residential and commercial buildings.
As early as RIBA Stage 2, KaydeeSayfa can demonstrate value for the Developer, Architect or Principal Designers. During Stage 3 and 4, and for Gateway 2 BSR approval, KaydeeSayfa have the experience to maintain the Golden Thread and achieve 1st time approval.
Our Technical team are trained to support the development on a legislative, commercial and practical level, incorporating Building Regulations and Legislation such as BSA2022, CPA2019, CDM2015 and WAH2005.
This means from lift over runs to glazing routing and design loads for rope access to MEWP reaches over landscaping, the safest solution will be offered alongside transparency on Capex and Opex budgets.
From a height safety perspective, KaydeeSayfa de-risk the entire life of the building.

WHEN DO YOU REQUIRE AN A&M STRATEGY?

The Access & Maintenance Strategy forms part of the BSR application for high-risk multi-storey developments and it's absence from the application can cause delays to the developments approval. BSA Gateway Two is a critical checkpoint in the approval process for High-Risk construction projects in the UK. In order to progress through Gateway 2 project teams must demonstrate at least a consideration to the future access and maintenance of the building in order to progress to the build phase.
WHAT IS INCLUDED IN A KAYDEESAYFA A&M STRATEGY?
KaydeeSayfa consider a full Facade Access & Maintenance Strategy to be the collection of multiple detailed documents which provide a central reference point for decisions that impact the building from RIBA Stage 2 to Stage 7.
As part of a BSR Approval, designs are fully detailed, structurally verified and co-oridnated. This means engagement with the full consulting team from Landscape Architect to Project Engineer.
From a commercial perspective, our strategy will include a lifetime cost analysis of the proposed scheme. This details initial build costs, including specific package and related trade costs, through operational costs to maintain the systems and deliver the services.

WHAT IF I ALREADY HAVE AN A&M STRATEGY?
A Facade Access and Maintenance Strategy report can be presented as an outline intent with concept information or to a fully developed and co-ordinated design. At KaydeeSayfa we break up our service offering into distinct services.
If an Access Strategy exists already this can be developed into Gateway 2 Support Pack which we define as an Operating Methodology or a BS7883:2019 Design Service


The Rope Access Methodology is used to indicate the means in which the abseilers will carry out the cleaning and maintenance of the building's façade. This document provides the specific loads and forces required for Gateway 2 Approval as well as general elevation mark ups and speciifc system layouts.
Alternatively, a BS7883:2019 Design Service will provide a coordinated solution, fully developed for delivery, installation and commissioning on site. This will be provided along with the information required for a Technical and Operating File which is necessary for PC and Insuring the building.
