KaydeeSayfa offers a comprehensive Access and Maintenance Strategy design service for Multi-Storey High-Risk Developments. As early as RIBA Stage 2, Architects and Developers must demonstrate that consideration has been given for the methods employed by future users of the building for access and maintenance of the building façade.

As part of this service our Technical Team will provide a collection of in-depth strategy documents for the method of accessing the building's façade. Utilising over two decades of safety industry experience and knowledge our team will provide a fully comprehensive & compliant document for use in the BSR Gateway 2 submission.

WHEN DO YOU REQUIRE AN A&M STRATEGY?

The Access & Maintenance Strategy forms part of the BSR application for high-risk multi-storey developments and it's absence from the application can cause delays to the developments approval. BSA Gateway Two is a critical checkpoint in the approval process for High-Risk construction projects in the UK. In order to progress through Gateway 2 project teams must demonstrate at least a consideration to the future access and maintenance of the building in order to progress to the build phase.

WHAT IS INCLUDED IN A KAYDEESAYFA A&M STRATEGY?

As part of the Access & Maintenance Strategy service our experienced technical team will provide a series of in-depth documents demonstrating the methodology and systems involved in safely accessing areas at height including the building's façade to perform the required maintenance

In addition to the core strategy documents, KaydeeSayfa will manage the dialogue with other Project Stakeholders to ensure cohesion between the proposed methodology and other trades minimising potential clashes between the proposed strategy and practical implementation of the A&M strategy.

From a commercial perspective our strategy will include a lifetime cost analysis of the proposed scheme to demonstrate the cost benefits of the proposed the proposed solutions.

What is in a Access & Maintenance Strategy?

WHAT IF I ALREADY HAVE AN A&M STRATEGY?

Given the importance of an Access & Maintenance Strategy for a high-risk development's BSR approval, an A&M strategy should already be in place before arriving at RIBA Stage 4 / BSR Gateway 2. However, often times key information and documents may be absent or under-developed, which can cause significant delays to the BSR approval. To ensure your A&M Strategy meets the requirements for Gateway 2, we offer additional services to support your application.

These additional service packages are available as stand-alone services to support your projects progress in the design phase. The Rope Access Methodology is used to indicate means in which the abseilers will carry out the cleaning and maintenance of the building's façade. The Rope Access Methodology would identify amongst other details: the access points, required rope access systems, and façade coverage.

The BS7883:2019 Design Service will provide a detailed system layout and fixing detail of the proposed systems in the strategy to provide a fully compliant means of safely accessing and using the façade access systems. In line with BS7883:2019 our technical team will support in the product of Technical files to ensure that when installed the solution meets the legal requirements of the standard.
